Phase II Environmental Site Assessment
A Phase II Environmental Site Assessment (ESA) can be performed due to the findings of a Phase I Environmental Site Assessment or can be performed as a result of special environmental pollution or contamination conditions involving a property condition report. A Phase II ESA is performed to confirm or deny the potential presence of environmental impacts. A Phase II ESA typically involves the soil testing and analysis and testing for groundwater contamination at a property.
Epic Consulting will perform the following in completion of a Phase II ESA:
• Mobilize to the subject property and install multiple soil borings for environmental contaminant sampling, and take groundwater samples for testing.
• Collect, field, and screen soil contamination tests and report results using standard methods, and submit for overall environmental evaluation.
• Collect and analyze for groundwater contamination from each boring and report results using standard methods. Then submit for overall environmental evaluation.
• Prepare a property condition report and review with the client. The property condition report will contain figures, tables and analytical laboratory results that documents the fieldwork performed. The property condition report will also summarize and explain the soil and groundwater sample results based upon the applicable federal and state regulations that apply to the sampled media.
Each Phase II ESA is site and client specific and can vary from project to project. A more detailed scope of work will be prepared after a Phase I Environmental Site Assessment and discussion regarding site specific needs.
