Property Condition Assessments
Epic performs Property Condition Assessments (PCA) for commercial properties throughout the country. The objective is to assist in the completion of the mortgage financing of a property, and to identify life, safety, and/or health deficiencies at the property.
The PCA will include a general overview of the property's improvements, specifics concerning the building envelope, interiors, and environmental systems will be addressed. Immediate repair items will be identified, as well as major capital costs anticipated over the loan term.
The work is performed in general conformance with the American Society for Testing and Materials (ASTM) Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process E 2018-01, and specific requirements including those of national lenders, Standard & Poors, Fannie Fae, Freddie Mac and HUD.
